Pre-demo environmental testing
Asbestos and lead-paint testing arranged before demo.
Environmental Demolition
Testing, abatement, and certified disposal — required by law in pre-1980 DMV homes, managed by Dzala.
At a glance
A significant percentage of the housing stock in Northern Virginia, Maryland, and DC was built before 1980 — and homes from that era frequently contain asbestos in floor tile, joint compound, pipe insulation, and roof shingles, as well as lead paint on trim, windows, and walls. Demolition of these materials without proper abatement is illegal and dangerous.
Dzala arranges environmental testing before any demolition in pre-1980 homes. If hazardous materials are identified, our licensed abatement crew removes and disposes of them through certified channels, with air clearance testing confirming the space is safe before construction begins.
Why Dzala
Abating asbestos and lead is a legal requirement in DC, Maryland, and Virginia when those materials are disturbed during renovation. Contractors who skip it are exposing homeowners to EPA fines and health liability. Dzala does not skip it.

Virginia requires asbestos surveys before demolition of buildings or structures built before 1980. For residential projects, this means testing suspect materials (floor tile, joint compound, pipe insulation, roofing) before demo starts. Dzala arranges the survey as part of the pre-construction phase.
A bathroom asbestos abatement (floor tile and drywall joint compound) typically takes 2 to 3 days for abatement plus 1 day for air clearance testing. Larger whole-home abatements may run 5 to 10 days. We sequence abatement into the project schedule so it does not add calendar time.
